Job Description: Manager – Planning 

Role Summary

Responsible for overall project planning, scheduling, monitoring, and reporting for residential high rise and mixed-use developments. Ensures alignment of timelines, quality, budgets, and coordination across design, MEP, procurement, and execution teams for timely and efficient delivery.

Key Responsibilities

1. Project Planning & Scheduling

Develop and manage detailed project schedules using Primavera/MSP.

Prepare baseline programs, micro schedules, and look-ahead plans for civil, MEP, façade, interiors, and landscape works.

Track critical paths, identify delays, and propose recovery strategies.

2. Residential Project Planning

Plan sequencing for high-rise towers, amenities, clubhouse, podiums, and common areas.

Integrate MEP, façade, elevators, utilities, and interior finishing timelines.

Coordinate planning for amenities such as pools, gyms, landscaped areas, fire systems, and parking facilities.

Ensure compliance with residential quality standards and RERA milestones.

3. Cost, Procurement & Resource Coordination

Sync planning schedules with cost plans, BOQs, cash flow, and procurement timelines.

Track long-lead items including elevators, façade systems, DGs, transformers, firefighting systems, and interior finishes.

Support tendering, contractor evaluation, and resource planning.

4. Monitoring & Reporting

Monitor actual progress vs. baseline; highlight deviations and mitigation actions.

Prepare weekly/monthly progress reports, dashboards, and MIS for management.

Maintain revised schedules, as-builts, and planning documentation.

5. Stakeholder Coordination

Coordinate with architects, structural/design consultants, MEP teams, PMC, contractors, and subcontractors.

Lead internal and external review meetings.

Support handover planning and milestone readiness.

Qualifications

B.E./B.Tech – Civil Engineering.

8–12 years’ experience in planning residential high-rise projects.

Hands-on expertise in Primavera P6 / MS Project.

Strong understanding of residential construction methodologies, MEP sequencing, and finishing works.

Experience with large developers preferred.
