Role Overview
The Manager – Facilities (Residential Project) will be responsible for the comprehensive management and smooth functioning of a premium residential complex. The role encompasses operations, maintenance, vendor management, compliance, and resident engagement, ensuring the highest standards of service delivery and resident satisfaction.
Key Responsibilities
Operations & Maintenance
Manage day-to-day operations and preventive maintenance of all MEP services (HVAC, electrical, plumbing, fire-fighting, DG, lifts, STP, WTP, etc.).
Implement preventive and predictive maintenance schedules to ensure zero downtime.
Maintain all assets and equipment in top operational condition through timely interventions and AMC management.
Vendor & Contract Management
Identify, evaluate, and manage service providers for housekeeping, security, landscaping, and technical services.
Negotiate contracts and ensure adherence to service-level agreements (SLAs).
Conduct regular vendor audits and performance evaluations.
Resident Relations & Service Excellence
Serve as the key contact point for residents regarding facility-related queries and issues.
Ensure timely resolution of complaints and maintain excellent resident relations.
Organize community engagement programs to enhance resident satisfaction and community spirit.
Budgeting & Cost Control
Prepare and manage annual operating and maintenance budgets.
Monitor expenditures, optimize resource utilization, and ensure cost-effective operations.
Implement energy and water conservation measures to promote sustainability.
Safety, Security & Compliance
Ensure adherence to statutory requirements and safety standards (fire, electrical, labor, and environmental).
Conduct regular safety audits, fire drills, and training sessions for staff.
Maintain updated documentation and compliance records.

Qualifications & Experience
Education: Diploma/Degree in Hospitality/ Electrical/Mechanical Engineering or Facilities Management.
Experience: 8–12 years in Facilities Management, with at least 3–5 years managing residential complexes or gated communities.
