Job Description: Building Information Modelling (BIM) Manager – Commercial Projects

The BIM Manager will lead and manage BIM strategy, implementation, coordination, and quality control for Grade-A commercial and IT park projects. The role ensures seamless integration of architectural, structural, and MEP models, supports project planning, and enhances efficiency across the project lifecycle—from design to execution and facility handover.

1. BIM Strategy & Implementation

Define and implement BIM standards, protocols, workflows, and execution plans for commercial projects.

Ensure compliance with K Raheja Corp BIM guidelines and industry best practices.

Manage BIM deliverables during design, tendering, construction, and handover stages.

2. Model Development & Coordination

Lead creation, review, and management of architectural, structural, and MEP BIM models.

Coordinate clash detection, model audits, and design validation using tools like Navisworks, Revit, and BIM 360.

Drive resolution of clashes through structured coordination meetings.

3. Commercial Project–Specific BIM Requirements

Prepare detailed 3D and 4D BIM models for IT parks, business campuses, office interiors, basements, and podiums.

Integrate façade systems, HVAC, electrical, fire safety, vertical transport, and IBMS into the BIM workflow.

Support modelling of high-performance systems for IGBC/LEED requirements.

Develop BIM for long-lead items and specialized systems including chillers, transformers, DGs, elevators, façade units, etc.

4. Project Monitoring & Integration

Develop 4D (time) and 5D (cost) models to support planning and budgeting teams.

Provide model outputs to the Planning team for sequencing, progress tracking, and risk forecasting.

Support site teams with BIM-based shop drawings, quantity take-offs, and constructability analysis.

5. Documentation & Reporting

Maintain BIM documentation such as BEP, model audit reports, clash reports, revision logs, and handover data.

Prepare management dashboards and visualizations for decision-making.

Ensure digital asset readiness for handover and facility management.

6. Stakeholder Coordination

Coordinate with architects, structural consultants, MEP consultants, PMC partners, and contractors.

Train internal teams and contractors on BIM platforms and workflows.

Lead BIM review meetings and ensure alignment across all project participants.

Qualifications

B.E./B.Tech in Civil/Mechanical/Electrical Engineering or Architecture.

8–14 years’ experience in BIM for commercial/IT park projects.

Strong hands-on expertise in Revit, Navisworks, AutoCAD, BIM 360, and related tools.
