Job Description

1. JOB PURPOSE

To manage overall technical operations, engineering services, and maintenance of the assigned property, ensuring operational efficiency, safety, statutory compliance, cost optimization, and asset preservation.

2. KEY ROLES & RESPONSIBILITIES

A. Technical Operations & Maintenance

• Manage daily building operations and MEP services.
• Oversee HVAC, electrical systems, DG sets, HT/LT panels, lifts, fire systems, STP, WTP, and plumbing.
• Ensure preventive and corrective maintenance.

B. Vendor & Contract Management

• Manage technical vendors, contractors, and AMC contracts.
• Monitor vendor performance, SLAs, KPIs, and service quality.

C. Statutory Compliance & Safety

• Ensure statutory compliance, licenses, and inspections.
• Implement fire safety, emergency response, and risk management procedures.

D. Energy & Cost Management

• Monitor electricity, diesel, and water consumption.
• Drive energy conservation and cost optimization initiatives.

E. Budgeting & Financial Management

• Prepare and monitor maintenance budgets.
• Control operational expenses and optimize resource utilization.
