1. Land Acquisition Strategy & Execution
•Identify and pursue opportunities for greenfield, brownfield, and redevelopment projects across the Mumbai Metropolitan Region.
•Liaise with landowners, brokers, IPCs, local authorities, and legal advisors to evaluate and negotiate deals
•Oversee due diligence (title search, encumbrance check, development potential, etc.) and ensure seamless execution.
•Build and maintain a land bank aligned with the company’s growth objectives.
2. Opportunity Scanning & Market Intelligence
•Continuously scan the market for upcoming greenfield, brownfield projects, government initiatives (MHADA, SRA, cluster development), and distressed assets.
•Monitor urban planning policies, zoning regulations, infrastructure projects, and market trends to identify new leads.
•Review feasibility reports, ROI analysis, and present business cases to senior management.
•
3. Regulatory Compliance & Process Development
•Ensure all acquisitions are legally sound and compliant with municipal and state regulations
•Update and implement standard operating procedures (SOPs) for acquisition, negotiation, documentation, and integration of new assets.
•Work closely with legal, finance, and project planning teams to streamline internal workflows, approvals and aligned with risk matrix.
•
4. Stakeholder Management & Negotiation
•Build strong relationships with government authorities, legal consultants, land aggregators, and redevelopment societies.
•Lead negotiations with multiple stakeholders, managing sensitivities around redevelopment and society approvals.
•Represent the company in liaison activities, proposals, and regulatory submissions.

5. Team Leadership & Development
•Manage and mentor team members—set goals, monitor performance, and facilitate skill development.
•Encourage cross-functional collaboration with project, legal, finance, and marketing teams.
•Foster a strong team culture, conduct regular reviews, and provide direction during complex acquisitions.
6. Reporting & Strategy Alignment
•Provide regular updates to the senior management on pipeline status, risks, and new opportunities.
•Align land acquisition strategies with corporate growth plans and investment guidelines.
•Develop quarterly plans, track KPIs, and propose corrective actions as needed.
